What costs what where, what to check before buying, and why the figures you read everywhere are not the ones that end up being paid.

Not legal advice. alteamar.es is a private site with no link to the town council. What is binding is the law and, in each case, the notary, lawyer or property administrator: boe.es. Like a directory, we gather here what is otherwise spread across many websites: an overview, not instructions.

1. Prices by area

In July 2026 the average asking price in Altea is €3,518 per square metre, just under five per cent more than a year earlier. The differences within the municipality are considerable — and they are pulling apart.

AreaJuly 2026Year on year Listings
on idealista
Zona l’Olla€4,387/m²+23.3%53
Altea Hills€3,886/m²+4.2%316
Zona de Mascarat€3,851/m²+9.9%257
Altea Pueblo€3,300/m²+8.8%358
Altea la Vella€3,156/m²−5.2%403
Municipality overall€3,518/m² +4.8%1,387

Price and supply explain each other. The two outliers in the table sit at opposite ends — in both columns:

  • Zona l’Olla — the most expensive area, the steepest rise (nearly a quarter in a year) and at the same time by far the scarcest supply: 53 properties, under four per cent of the listings. Whoever looks there finds little and pays accordingly.
  • Altea la Vella — the cheapest, the only area where prices are falling, and at the same time the largest supply: 403 properties, nearly thirty per cent of all listings for the municipality. An oversupply that weighs on prices.

In between lie Altea Hills and Mascarat, with ample supply at high prices, and Altea Pueblo, where prices in the town centre have risen markedly despite plentiful supply.

Asking rents are around €13 per square metre per month.

Source: prices as of July 2026 from the idealista price index, which analyses property listings; the number of listings was counted on the same portal on 2 September 2026. Both figures come from listings on a single portal, not from deeds and not from the whole market: properties offered only through an agent, privately or on other portals are missing. For comparing areas with one another that does not matter; for the absolute number it does. It also changes daily. The area names correspond roughly to the zones on the home page.

2. The trend

The rise is not steady. After a dip over the winter, prices have been climbing again since spring:

MonthPrice per m²Year on year
July 2026€3,518+4.8%
April 2026€3,390+3.3%
January 2026€3,311+5.5%
October 2025€3,396+13.8%
August 2025€3,400+14.9%

What stands out is less the rise than its slowing: in summer 2025 the annual rates were still close to fifteen per cent; now they are under five. The market is still rising, but far more slowly.

3. Why these figures need care

These are asking prices, not sale prices. They come from listings — from what sellers ask, not what buyers pay. The prices actually recorded at the notary are generally lower.

And they vary with the analysis. The same provider quotes €3,636 elsewhere for the same month, against €3,518 in the index — different methods, same data. We use the price index because it carries the series forward over the years. As an order of magnitude both serve; as an exact figure, neither.

Anyone who needs reliable values — for a mortgage, an inheritance or a tax return — cannot avoid three sources:

  • Cadastre — the official value of a specific property, the basis for property tax and for the reference value on purchase: sedecatastro.gob.es
  • Notarial statistics — the prices actually recorded, by municipality: notariado.org
  • Official valuation — compulsory for a mortgage, by an approved valuation company (sociedad de tasación); Ley 5/2019 also admits approved independent valuers. An online estimate does not replace it.

Since 2022 the cadastre’s valor de referencia has also applied as the minimum base for transfer tax. Buy below that value and you still pay tax on the reference value — a surprise for many buyers after signing. Taxes

4. What to check before buying

  1. Land registry extractThe nota simple shows who owns the property, what area is registered and what charges rest on it — mortgages, easements, attachments. It costs a few euros and is the first step, not the last.
  2. Cédula urbanísticaWhat is permitted on the plot: height, footprint, distances, protection status. Especially important for plots and older houses. Planning office
  3. Inspect the building fileWere the pool, terrace or extension licensed? Unlicensed work becomes the buyer’s problem the day of signing: the buyer steps into the previous owner’s planning obligations (Art. 27 Ley del Suelo).
  4. Owners’ association debt certificateThe certificado de deuda, issued by the association’s secretary and countersigned by the president. Outstanding levies from the current and the three previous years attach to the flat. Owners’ association
  5. Minutes of the owners’ meetingsThey show whether expensive work has been approved or is foreseeable. A resolution passed but not yet demanded is the classic unpleasant surprise.
  6. Property tax and utilitiesIs the IBI paid? Arrears pass to the property. Suma

5. What comes on top of the price

Beyond the agreed price there are taxes and fees. The rates are set by the Valencian Community or the state and change, so no figures here — but the items:

  • Transfer tax on a resale, or VAT and stamp duty on a new build from the developer
  • Notary for the escritura
  • Land registry entry
  • Gestoría, if one handles the processing — usual, not compulsory
  • Lawyer, strongly recommended and not the same as the notary: the notary certifies, they do not advise one side
  • Where the seller is non-resident: the retention from the price that the buyer pays to the tax office. Taxes

6. Holiday letting

Anyone wishing to let the property for short periods needs, in the Valencian Community, a holiday-let registration number. It must appear in every advertisement; without it the letting is not permitted. Since 2025 there is also the state registration number for short-term lets (Real Decreto 1312/2024), issued by the land registry and required by the platforms in advertisements.

In addition, anyone who wants to start letting to holidaymakers needs the express prior approval of the owners’ association (three fifths of owners and shares, Art. 7.3 and 17.12 Ley de Propiedad Horizontal). Before buying a flat intended for letting, both therefore need checking: the public-law permission — registration and a favourable municipal report on planning compatibility (informe municipal de compatibilidad urbanística) — and the deed of division together with the association’s resolutions. 7. About these figures

The prices come from the analysis of property listings and are indicative. This page names no agents, no properties and no assessments of individual providers — and it has no commercial connection with any company in the sector.

This section will be expanded over time. If something is missing or a detail is wrong, write to us.
